Cockroach & Stored-Product Pest Control

The species decides the plan, so the inspection comes first. German cockroaches are small, tan, and live their whole lives inside the building — you find them in the hinge gap of a cabinet door, under the lip of a countertop, or on the warm side of a refrigerator compressor. They arrive in grocery bags, cardboard cases, secondhand appliances and moving boxes, which is why they show up in tidy houses in Virginia Run and Compton Village as readily as in older rentals. American and oriental cockroaches behave differently: they breed outside in mulch beds, storm drains and crawlspace debris, then walk in under a garage door with a worn sweep or up through an unsealed sump pit. A German cockroach problem needs a baiting program; an American cockroach problem is usually an exclusion problem. Confusing the two is how a homeowner ends up spraying baseboards for six months with nothing to show.

Townhouse and end-unit owners in Newgate, London Towne, Centre Ridge and Country Club Manor should know that shared walls carry shared plumbing chases. Cockroaches travel along those chases between units, so we treat the void and seal around the pipe collars under sinks and behind the washer rather than only the visible cabinet. If the adjoining unit is also affected, we say so plainly — that is a conversation worth having with a neighbor or the HOA early, because one treated unit next to one untreated unit produces a repeat call.

Stored-product pests are a pantry-and-garage story. Indianmeal moths — the small moths fluttering in a lazy zigzag near the ceiling — come from one infested bag: birdseed, flour, cornmeal, dried fruit, oatmeal, cocoa, chili powder, or dog and cat kibble. Grain beetles do the same in bulk-buy staples, which is common in the larger single-family kitchens around Little Rocky Run, Singleton's Grove and Xanadu Estates where a warehouse-club pantry stocks months ahead. Garages backing up to green space near Cub Run Stream Valley Park and Bull Run Regional Park often hold birdseed and grass seed through a humid Fairfax County summer, and that bag is frequently the origin. We do not spray pantry food. We empty and inspect the shelves with you, identify and discard the source container, vacuum the shelf seams and cracks where larvae pupate, treat only those voids and edges, and set pheromone monitors so you can watch the catch count fall to zero.

When a single visit is the right call: an occasional oriental cockroach in a basement after heavy rain, or one moth-infested bag with no larvae elsewhere. When a multi-visit program is the right call: any confirmed German cockroach sighting, egg cases, or droppings that look like ground pepper in cabinet corners — that population reproduces faster than one application can outpace. The trade-off is honest. A program costs more up front than a single spray and asks you to leave bait undisturbed for two weeks, but it ends the cycle instead of resetting it.
