Mosquito & Tick Yard Program

Centreville's mosquito problem is mostly one species behaving badly. The Asian tiger mosquito bites in daylight, flies low around ankles, and breeds in containers holding as little as a bottle-cap of water — usually within about 100 yards of where it bites you. That is why a barrier spray alone underperforms on a townhouse lot in Newgate or London Towne: if the neighbor's tarp, your own corrugated downspout extension, or a shared gutter run is still holding water, new adults keep emerging between visits. Source reduction is the part of the program that actually lowers the population; the barrier treatment only knocks down the adults already resting in your shrubs. On every visit we walk the yard first and tell you exactly which containers to dump or drain, then treat.

Ticks are a different job in the same yard. Blacklegged (deer) ticks and lone star ticks live in Fairfax County, and they concentrate in moist leaf litter, English ivy, pachysandra, stone walls, and the shaded first ten to fifteen feet inside a tree line — not in mowed turf. Homes backing to Cub Run Stream Valley Park, the woods behind Virginia Run, the common-area buffers in Little Rocky Run, and the larger wooded lots in Xanadu Estates and Compton Village get regular deer traffic, and deer bring ticks to the property edge. For those yards the tick pass matters more than the mosquito pass. On an interior lot in Centre Ridge, Faircrest, or Country Club Manor with a fenced yard and no woods, mosquito work carries the visit and the tick treatment is a short perimeter strip.

The honest trade-off: a program is the right call if you use the yard — kids, a dog, a deck you actually sit on from May to September. It is recurring, and it will not make a yard bug-free, because mosquitoes fly in from Bull Run Regional Park, from stream corridors, and from neighboring properties all season. What it does is cut the resting population on your lot and keep pressure off the deck and play area. A one-time treatment fits a graduation party, a wedding, or a Saturday cookout — plan it 24 to 48 hours ahead and expect a few weeks of benefit at most, not a season. If you want one treatment and permanent results, that product does not exist, and we would rather say so on the phone.

Safety comes up on almost every yard walk, especially from dog owners near Singleton's Grove and families with toddlers. Products are applied per label to foliage and harborage, not broadcast over open turf; keep pets and kids off treated plants until the material is dry, typically under an hour on a warm Centreville afternoon. Tell us where the vegetable beds, pollinator plantings, koi pond, or chicken run are before we start and we adjust the treated zones and timing around them. We would rather skip a section of your yard than treat something you care about.
